professionalwomenI’ve told many of you our story before…  we started real estate investing in 2009 and our mentor said it’s ALL ABOUT MARKETING!!  So we trusted what he said and sat down and chose over 10 different marketing strategies to test out and be our baseline measurement for learning what works best.

We didn’t know what we were doing. We received some guidance from our mentor and then wrote the copy, designed them, ordered them and then sent them out.

  • Letter of Intent
  • Websites
  • Squeeze Pages
  • And so much more…

Needless to say, we learned A TON about what works and what doesn’t.  What was so integral to this learning process is that we tracked everything we did.  Some of you know me well and yes, I’m very “Left Brain” so I wanted to know how much we spent, how many pieces went out, how many calls we got, how many converted, etc..

At the end of our first test, we had a few obvious winners for capturing quick leads:

Seller Marketing Winners:

  • Door Hangers
  • Door Flyers
  • Letters of Intent
  • Squeeze Pages

So we started testing these even more…. our tests got very extensive and what I wanted to share with you in this post is one of the most important things we learned through this very expensive learning process.

Here’s How We Are Getting Massive Seller Leads For Real Estate Deals:

Any time we make any of our marketing pieces more “personal” by using one or more of the following will get us double to triple the calls:

  • A handwritten element
  • The sellers name or address
  • “My wife and I” or something similar

So now, the lesson learned has become this:

We try to make every marketing piece we send out as personal as possible. The more personal we make them, the more calls we get.

You can incorporate personal elements in online marketing as well and I’ll talk about that in a future post.  One particular online method has increased my online real estate leads in huge proportions.
