Jim Benson – Investor at House Buyers & Sellers, LLC
Married, father of 4 living in Fort Worth, Texas. Have been doing real estate off and on part-time and very sporadically since 1991. Was a commercial real estate broker for 7 years – bought and sold several of my own properties as well as for others. Started 2 businesses in 2006 & 2007 just before the hints of an economic downturn in the later part of 2007. Lost both in 2010 and had to scramble to figure out what I was going to do to support my family. Real Estate seemed to be the obvious choice, but I had to start from zero and had no capital to start with. I struggled throughout the end of 2010 and beginning of 2011, but really got serious about it in February 2011. I started sending out postcards and signed up my first deal in April. I closed that first deal and 2 others at the end of May 2011 / beginning of June 2011. Then things went dead over the summer. I panicked – did I mention I have 4 kids.
It’s been a rough couple of years, but 2012 is already picking up and promising to bring great financial relief to me and my family. I love AMPS and am a RE-Volution Student. My focus is on Owner Finance (AMPS, MAPS, Subject-To). Including the June deals, I’ve closed 10 deals of which 8 were Mortgage Assignments. I’ve pocketed $50,000 cash and am excited about the prospects I have lined up for 2012. I’ve got 3 houses currently under contract and am signing up my 4th & 5th house next week. In addition I’ve got about 4 maybe 5 more houses in my pipeline…and more to come. All of my business has come from 1 postcard that I’ve sent out because I didn’t know any better. I have done all of this with little to know budget and/or cash for marketing. It’s been tough and I’m excited to no longer be struggling.
Along with having no cash for marketing, I was dealing with some serious confidence issues – you try losing two businesses and landing on your feet!! The confidence issues were real and literally kept me from answering the phone when it rang and following through on deals. I’m quite sure I lost business and missed opportunities because of it. I’m over that now and back on track!! Yay me!! I can’t imagine the number of deals and amount of money I could have made if I had had the confidence and the finances for marketing. I’ll let you know how that goes in 2012, because I now have both!! I have to say that if it wasn’t for Dani Lynn’s generous spirit and willingness to coach me and help me through, I probably would have failed – that’s not an overstatement. If you asked me today, what to do to get started and guarantee your success, I would tell you to get coaching (group or 1-on-1). You should be on that forum everyday asking questions and seeking answers. Those two things will be catalysts for propelling toward success. If you do that and commit to taking action, you’ll succeed.
Joi Perkins -Investor/Managing Broker at Nextage Team Realty
As an investor, Joi has had lots of success with doing lease options as an buy and hold- sell at a premium strategy and she is now focusing on helping others facilitate the transactions and doing more volume. She is currently making about 3-7k per deal, for homes in the $125K – $250K price range.
Joi moved to Florida in 1989 from Kentucky. She found her love for real estate while in college, when her mom, also an agent, encouraged her to get her real estate license. Her first “real job” was working for a technology driven online brokerage firm from 2001 until 2005. She partnered with her mom, and they quickly became one of the company’s top performing teams. After becoming a broker, Joi went on to manage a local boutique realty office, before she and her partners opened Nextage Team Realty. Joi proudly serves as the Managing Broker of the Nextage Team Realty Jacksonville office, which is part of the Nextage International Franchise, offering a new model in real estate sales and services. Joi has a natural talent for negotiations which makes her the obvious choice to work with sellers and investors, and building our Agent Team. She will devote her efforts to developing superior service in our Seller Division at Nextage Team Realty.
Samantha Crisp – Investor at U.S. Liberty Homes
Samantha Crisp is founder and President of U.S. Liberty Homes, Ventura, California.
Samantha is a native to California and a seasoned real estate investor. Her focus is on non-traditional real estate purchases for herself and partners to take advantage of the creative, legal programs that investors use for their real estate investment portfolios. Specialties include partnering, fixers, wholesale, subject to & owner financing.
Born in the Greater Los Angeles area, Samantha worked and lived in Los Angeles County for most of her life. After attending college and raising her family, Samantha moved to the City of Ventura where she has lived since 1998.
Samantha entered the Real Estate Business purchasing her first home in 1973 and has been a Real Estate Investor since then. Currently she is a part of an investor’s group that includes affiliated Realtors, Long-Time Investors and Real Estate Attorney Investors.
Samantha received her California Realtor’s License first in 1988 and in the same year became certified to practice real estate appraisals. Since then she has been a loan officer and real estate agent while continuing to keep up on the latest classes. She has attended several real estate mandated classes & real estate investor schools and seminars as an active member of the Santa Barbara Investor’s Club & the Los Angeles Investor’s Club, the largest investment club in Southern California.
